Why do I need a property manager?

Many People manage their own properties. Most people find that it is more difficult than they originally anticipated. Nonetheless, if you are not afraid of the occasional confrontation and have some experience with taking care of the details, you may be a GREAT owner manager. On the other hand, the things that many people like a about a manager are:

  • The tenants never have to meet the owner
  • The manager takes care of all of the legalities and looks out for your interests
  • The manager takes care of the process of finding good tenants
  • The manager takes care of the property
  • The manager takes care of any evictions that may be necessary.

 

Do my management fees cover the cost of repairs to the property?

No, your management fees cover the time and expertise of the manager. While we never charge for our time and we will do everything that we can to take care of normal maintenance and repair issues in-house, there are times where we need to hire outside contractors. These costs will be passed on to the owner.

 

How does the manager go about approving a tenant?

We take a proactive approach that includes a credit check, employment verification, one on one interview, and a check of court records for judgments and bankruptcies. Of course, we cannot guaranty that a tenant will not default. It happens! Our knowledge of the law, however, helps us mitigate any damage by protecting the landlord with a strong lease and taking immediate strong action if a breach does occur.

 

If a tenant defaults, how quick can I evict them?

We will immediately serve the tenant with a notice. The tenant must pay rent within three days or we follow-up with an immediate summons and complaint filed in district court. Due to Bion Wimmer's experience as an attorney, we will always take an aggresive and quick approach.
