The Buying Process
Commitment of Service
When you work with a Wimmer group agent, you receive a written commitment explaining and outlining the level of service you can expect. Mutual expectations are communicated up front. Its the kind of communication with our clients that we demand.
Defining your housing priorities
We'll help you organize your housing priorities. You don't want to waste your time looking at properties that don't fit your lifestyle or budget.
Buying a Home is a Complex Process.
The process of buying a home can be time consuming and difficult. Even if you are familiar with the process, you need someone in your corner to make the" T"s are crossed and the "I"s are dotted. We manage the process efficiently and pay attention to every detail. We will help you every step of the way. The process is:
- Commitment of Service
- Defining your housing priorities
- Agency Options
- Working with a Buyer's Agent
- How much home can you afford?
- Financing your Home
- The Mortgage Process
- Forecasting the Buyer's closing costs
- Mortgage Documentation
- Finding Your Home
- How much should you offer?
- Making the Offer
- Negotiating the Contract
- Closing the Transaction
Agency Options
As a buyer's agent we'll represent YOU. We have legal duties imposed by law to represent ONLY your best interests.
Working with a Buyer's Agent
As a buyer's agent we have 100% loyalty to you and promise to:
- Listen to your needs
- Warn you of possible negative aspects or problems with a property
- Keep confidential information
- Fully disclose all information known to us regarding your purchase regardless of the outcome (we may just talk you out of a home and us out of a commission.)
- Actively work to reduce the price of the house
Why not work directly with the listing agent?
The selling agent cannot help you:
- Analyze the proper price to offer
- Keep your financial situation confidential
- Negotiate the best price for you
- Negotiate the best terms with your new lender
- Disclose adverse actors of the home you are considering
- Disclose known information about the Seller
